• Schematic Design and Feasibility: An overall design strategy is chosen, taking into consideration the client’s budget.
• Design Development + Permit Documents: The drawings are refined in regards to details and methods. The architects develop the schematic drawings into permit documents.
• Construction Documents + Permit Acquisition: The drawings continue to develop down to the very last details including safety matters and legal requirements.
• Selection of a General Contractor and Consultant: General Contractors are interviewed and a good fit is established. Consultant advices are provided to perform expert tasks on the project, aiming to maintain control and quality.
• Construction Administration: Project Management during construction, dealing with clarifications, and administering revisions if necessary, while protecting the interests of the client by reviewing the overall cost and scheduling.
